Krystallblue
beach at altinkum

Altinkum is a holiday coastal town in a hurry. There appears to be more land under construction than that already developed. When Alan first saw a BBC documentary about some of the fabulous villas for sale in the region the price in 2003 was around £45,000 for a 3-bed villa with swimming pool. Today, the going rate is approximately £75,000-80,000. If you're buying a holiday home for yourself, or even becoming resident, then you won't lose money, in fact, the capital increase is likely to be sustained at around 30-35%p.a. over the next 5-6 years. So, take the conservative view and allow a 15% growth and you will still double your money in 6 years.

A warning regarding 'buy-to-let'. 1) Most of the newly constructed villas will have undeveloped plots around them for a year or two more. You won't be able to get lettings if your tenants have to shut out the dust and grime from bulldozers, or the sea view is obstructed by cranes or scaffolding. 2) The infrastructure is far from complete with regard to roads, transport and modern services like broadband! We're checking the areas carefully with developers and will be able to recommend to you a) rental accommodation with all the facilities in place that you're dreaming of and expect to find; b) offplan construction that will offer you massive discounts in areas designated for luxury tourist villa areas; and c) apartments/villas in areas where life and facilities are fully developed.

We'll put you in touch with reputable property agents and developers who'll show you true value and look after you from the minute you arrive, provide you with courtesy accommodation, and drive you round the areas, resorts and properties for you to decide what you like the look of, and wine and dine you during your stay.
